In the late 1920s, the land for St. Edward Seminary was purchased by Bishop Edward John O’Dea, who donated the 366 acres to the Roman Catholic Archdiocese of Seattle to build a seminary to educate young men for the priesthood. For forty-five years, St. Edward Seminary fulfilled its educational mission, until 1976, when it was closed due to declining enrollment and a former student had the vision to preserve the grounds as a park. He worked with the state to secure national and state funding, and in 1977, the building and most of the land were sold to the state of Washington. In 2017, Daniels Real Estate entered a public-private partnership to preserve and transform the main building into The Lodge and a meticulous restoration transformed the landmark building into a unique hotel and resort.
Daniels has a history of working on long-term historic preservation and adaptive reuse projects and has won three National Preservation Awards, as well as many local and state awards for their work in historic preservation and reuse.
The first phase of the renovation included a full restoration of the exterior façade and roof.
Wayne’s removed the original, historic Barrel Mission tiles and underlayment, down to the existing concrete deck. Installed new heat-fused underlayment over the concrete deck, lightly cleaned each of the removed historic tiles, and then reinstalled the tiles with a mechanical attachment method into the concrete deck.
Architectural Sheet Metal performed all of the roofing-related sheet metal installations which consisted of field soldered copper and stainless steel roofing termination flashings. Finally, Wayne’s installed an EPDM gutter liner adhered to a new galvanized sheet metal liner.

The building’s Romanesque Revival architecture and Art Deco interiors were preserved and restored to federal standards for the public to visit and enjoy, with an adaptive reuse focus that is consistent with other national and state park standards and with the original design of the building.
